U.S. Home Prices Fall After 3 Years
U.S. home prices decline for the first time in over three years as high mortgage rates, slowing buyer demand, and growing inventory reshape the housing market.

U.S. Home Prices Fall After 3 Years
The U.S. housing market is showing signs of change as home prices record their first annual decline in more than three years. According to an October 29, 2026, report from Redfin, the median U.S. home-sale price fell to $389,601, representing a 0.1% decrease compared to the previous year.
Although the decline is modest, it highlights changing market conditions as elevated mortgage rates and reduced buyer activity continue to influence real estate trends nationwide.
Mortgage Costs Remain a Challenge
Despite the slight decrease in home prices, affordability remains a significant obstacle for prospective homebuyers.
According to Redfin, the typical monthly mortgage payment reached $2,786, an increase of 10.7% year over year and the second-highest level in its records.
The average mortgage rate stood at 7.32%, slightly below the previous week's 7.4%. These elevated borrowing costs continue to limit purchasing power and discourage some buyers from entering the market.
Buyer Demand Reaches New Lows
Pending home sales declined 1.8% from the previous week, reaching the lowest level in Redfin's records dating back to 2021.
All 50 of the largest U.S. metropolitan areas experienced year-over-year declines in pending home sales, highlighting the widespread slowdown in housing demand.
Meanwhile, active listings increased 0.3% week over week, giving buyers additional properties to consider as homes remain on the market longer.
Buyers Gain More Negotiating Power
With fewer buyers competing for available properties, changing market conditions may create new opportunities for those ready to purchase.
Redfin reported that 21.5% of home listings experienced price reductions, while the median time a home spent on the market reached 50 days.
These conditions may allow buyers to negotiate more favorable prices, request seller concessions, and explore available properties with less competition than in previous years.
What This Means for Buyers and Sellers
For buyers, slower demand and increased housing inventory may provide opportunities to find a home at a more competitive price. However, mortgage rates remain an important factor when determining affordability.
For sellers, accurate pricing, effective marketing, and understanding local housing trends are becoming increasingly important. As properties spend more time on the market, setting realistic expectations can help attract qualified buyers.
While the national decline in home prices remains relatively small, the latest housing data suggests a market adjusting to reduced demand and elevated borrowing costs as 2026 approaches its final months.
