Florida’s real estate market continues to demonstrate resilience as the state moves into the final months of 2026. While home sales slowed slightly in September, stable property values and strong activity in the luxury market suggest that Florida housing remains on relatively solid ground.
According to the latest data from Florida Realtors®, single-family home sales declined compared to September 2025. However, home prices continued to show modest growth, and condominium and townhouse sales remained largely unchanged.
Florida Home Sales See a Slight Decline
September marked the second consecutive month of year-over-year declines in single-family home sales.
Closed sales of single-family properties decreased by 3.5%, while condominium and townhouse transactions remained nearly identical to last year's levels.
Higher mortgage rates have contributed to the slowdown, making some prospective buyers more cautious about entering the market.
Despite these changes, Florida's housing market has not experienced a dramatic shift. Instead, the latest numbers reflect a period of adjustment following several months of modest sales growth.
Home Prices Continue to Hold Steady
Although fewer single-family homes sold in September, property values remained relatively stable across the state.
The median sale price for a single-family home increased 1.2% year over year, reaching $415,000. This represented the seventh consecutive month of annual price increases.
Meanwhile, the median price for condominiums and townhouses declined approximately 2%, settling at $293,500.
These trends highlight the differences between Florida's housing segments, with single-family properties maintaining modest price growth while attached housing offers potentially more affordable options for buyers.
September 2026 Florida Housing Market Highlights

Condo and Townhouse Sales: Remained virtually unchanged from the previous year.
Single-Family Median Sale Price: Increased 1.2% to $415,000.
Condo and Townhouse Median Sale Price: Declined approximately 2% to $293,500.

Single-Family Dollar Volume: Increased nearly 7%.

Luxury Real Estate Continues to Show Strength
One of the most notable trends in September was the continued performance of Florida's luxury and near-luxury housing markets.
Despite fewer overall transactions, the total dollar value of homes sold increased across both single-family and condominium markets.
Single-family dollar volume rose nearly 7%, while condo and townhouse dollar volume increased 8.5%.
This suggests that higher-priced properties are accounting for a greater share of market activity, helping support the overall value of Florida real estate transactions.
Year-to-date figures reinforce this trend, with dollar volume increasing more than 10% for single-family homes and 13% for condominiums and townhouses.
What Does This Mean for Florida Buyers and Sellers?
For buyers, a slower sales environment may create opportunities to explore available inventory, compare properties, and negotiate more thoughtfully. However, mortgage rates and affordability remain important considerations when determining purchasing power.
For sellers, stable home prices are encouraging, but strategic pricing and effective marketing are increasingly important. Homes that are priced appropriately for their local market and presented professionally may be better positioned to attract serious buyers.
It's also important to remember that real estate conditions vary significantly throughout Florida. Market activity in Tampa Bay, Wesley Chapel, Orlando, Miami, and other communities may differ from statewide averages.
Understanding neighborhood-specific trends remains essential when making a real estate decision.
Looking Ahead: Florida Real Estate in Late 2026
As Florida enters the final quarter of the year, the housing market appears to be transitioning into a slower but relatively stable period.
Mortgage rates may continue to influence buyer activity, while luxury property sales and steady single-family home prices provide encouraging signs.
For buyers and sellers alike, the key is staying informed and making decisions based on current local market conditions rather than statewide headlines alone.
